Welcome to Rolling Hills Estates

Peaceful suburbia with a rich equestrian lifestyle

This rural, and suburban tight-knit community that’s known for its slow days and gorgeous neighborhoods. Perched on hills overlooking the surrounding valley, it boasts panoramic views of Los Angeles. Rolling Hills Estates is a gorgeous gem perched in the crown of the Palos Verdes Peninsula.

The land that is now Rolling Hills Estates began as farm and ranchland, and the equestrian lifestyle of its early days remains a vital part of the community. When it was developed for residential use, land was set aside for trails and many of the homes had acreage enough for horses.

Large homes, many with pools, tennis courts, and stables, dot the winding streets of Rolling Hills Estates. Behind many properties are the bridle trails that this equestrian community is known for. Homes on smaller lots sit closer to the commercial areas of the town, but there is an abundance of space, nature, and luxury to be found throughout this community.

What to Love

Local Lifestyle

The community of Rolling Hills Estates is a peaceful one. Making your way down one of the many trails in the neighborhood, you’ll see friendly faces and panoramic views before making your way back to the privacy of your home. It’s tucked away from the bustle that the rest of the South Bay enjoys, while still being just a short drive from the major events and things to do in the area. It’s perfect for those who want a laid-back, nature-filled life perched on a hilltop.

Dining, Entertainment & Shopping

The Peninsula Shopping Center and Promenade On the Peninsula are a pair of shopping malls full of dining, luxury shopping, and everyday essentials. The Promenade is the place to go for the services like hair cuts, dental work, and pedicures. It also has a Regal Cinema that is a gathering spot for many locals. Peninsula Shopping Center has bigger box stores like Target and Petco, lifestyle stores like Ulta, and even a Bay Club gym.

At the Promenade, enjoy the hearty Italian dishes of Mama Terano. This rustic spot has been around for years and is full of family recipes passed down in kitchens for future generations. Another restaurant full of family recipes is Red Onion. This is the first and only surviving location of this incredible restaurant, full of authentic Mexican recipes served in a casual, festive dining experience.

Things to Do

The 35 lush acres of Ernie Howlett Park are home to sports fields and courts, a sand volleyball court, and barbecues. There are many community events and city happenings that take place here as well. Rolling Hills Estates is woven through with 90 miles of beautifully manicured trails for biking, horseback riding, and walking. These trails are easily accessible from the Peter Weber Equestrian Center, which also has lessons, boarding, and competitions on its grounds.

Across its expansive property, South Bay Botanic Gardens has a wide variety of lush nature, including the Desert Garden, Banyan Grove, and a Garden for the Senses where every plant is meant to be smelled, touched, and heard. The garden has a ton of events, but one of the most glorious by far is Soar, which takes place in the fall during the Monarch migration. The Promenade Mall has an annual fall carnival and a festive ice skating rink during the winter.

Schools

Rolling Hills Estates has one of the best private schools on the peninsula, as well as access to the excellent public schools of the Palos Verdes Peninsula Unified School District.
